Because all of this costs money, it’s always a good idea to think about whether you could obtain more for your money by selling the old house and starting over in a new location. A lot is dependent on the lot. It is often cheaper to sell and build fresh in a more desirable location if you have no special attachment to the property. However, make careful to find a new lot before selling the old one, as additional good locations are not as easy to come across as one might believe.

If your lot is huge, well-located, and has wonderful shade trees, and you enjoy living there, think again about selling it. While remodelling a house costs almost as much as building a new one, elements of the existing structure may be salvageable, and the cost may be less than building a new one.

Examine the ancient structure carefully and thoroughly to determine which features are in good working order. Perhaps the foundation is strong and keeps the house in pristine shape. Perhaps the frame is substantial and robust. Perhaps the roof hasn’t sagged and only the shingles need to be replaced. This is a relatively inexpensive item, yet it is quite significant. Wait until the roof is completely waterproof before painting or rebuilding the interior.

The house is probably worth remodelling if the roof, frame, and foundation are in good shape. It’s best not to relocate more partitions than you need to because it’ll cost you a lot of money. Perhaps new windows are required; the windows are inexpensive, but patching the plaster on the inside and the siding or stucco on the outside where the old windows were removed will be costly, unless you are plastering the entire project and replacing the exterior material anyhow.

New oak flooring can often be installed directly over ancient oak floors, producing a very attractive appearance. For the kitchen and bathroom, new linoleum should not be prohibitively expensive. You’ll almost certainly need new plumbing fixtures, although the drainage pipes may be in decent shape. It’s possible that some of the water pipe, particularly the hot water plumbing, will need to be replaced. You may require a new water heater as well as a new heating system. Of course, you’ll want new kitchen cabinets and, more than likely, a new sink.
